The audit has begun.
The Federal Tax Service (FTS) of Russia has begun audit transactions involving Russian citizens’ real estate in Belarus, according to the Telegram channel Baza.
Inspectors are verifying whether Russians have declared income from the sale and rental of apartments abroad. According to Baza, Russians’ interest in Belarusian real estate is growing: in Minsk alone in 2026, Russian citizens bought more than twice as many apartments as they did the previous year. Other cities are also popular—Gomel, Rogachev, Mogilev, and Brest.
Tax lawyer Roman Purgin explained to Baza that paying taxes in Belarus does not always exempt Russians from their obligations in their home country. Tax residents of the Russian Federation can offset the amount paid abroad, but they will have to pay the difference if the Russian tax turns out to be higher. However, the sale of an apartment may be exempt from personal income tax if the minimum ownership period—three or five years—is met.
